Drywall Estimates Explained: How Contractors Measure and Price a Job

How drywall contractors measure square footage, count boards, and factor finish level, texture, height and access into an estimate for San Antonio projects.

Key Takeaways

  • Estimates start with wall and ceiling square footage, not floor area.
  • Contractors convert area to board count and add waste for cuts and openings.
  • Labor varies with finish level, texture, height, complexity and access.
  • Commercial bids also price framing, ceilings and specialty assemblies from plans.

Two drywall estimates for the same project can look very different. Understanding how contractors build an estimate helps you compare them fairly and ask the right questions.

Step 1: Measure Surface Area

Drywall is priced by the surface it covers. For each room, the estimator measures:

  • Walls: perimeter times wall height
  • Ceilings: length times width, plus extra for vaults, trays and soffits

Openings like doors and windows are usually not subtracted fully, because the board is often hung over them and cut out, and because those openings add finishing work.

Step 2: Convert to Boards

Area is converted into sheets. A 4x8 sheet covers 32 square feet, and a 4x12 sheet covers 48 square feet. Longer sheets mean fewer joints to finish. Estimators add a waste factor for cuts, openings and odd shapes.

Step 3: Board Types

Each area gets the right board: standard, Type X, mold-resistant, sag-resistant ceiling board, abuse-resistant or sound-damping. Specialty boards cost more.

Step 4: Labor Factors

  • Finish level: Level 4 vs. Level 5. See finish levels
  • Texture: sprayed vs. hand-applied. See smooth vs. textured
  • Height: scaffolding or lifts for tall walls and vaulted ceilings
  • Complexity: arches, curves, soffits, angles and many corners
  • Access: stairs, upper floors, occupied spaces and tight schedules
  • Corner style: bullnose takes more trim work. See bullnose vs. square

Step 5: Extras

  • Demolition and disposal of old drywall
  • Protection and cleanup in occupied homes
  • Priming and painting, if included
  • Insulation, if part of the scope

Repair Estimates

Small repairs are usually priced per job or with a minimum charge, because setup, travel and multiple trips for drying time cost the same whether the patch is small or large.

Commercial Estimates

Commercial bids are built from plans and specs. Estimators take off each wall type, framing (including metal stud gauges and heights), board layers, ceilings, soffits and finish levels. See commercial drywall from bid to walkthrough.

Comparing Estimates

Line up each estimate's square footage, board types, finish level, texture and exclusions. A lower price often means a smaller scope. See our drywall cost guide.

Frequently Asked Questions

How do contractors measure for drywall?

They measure wall and ceiling surface area, convert it to sheet count, and add a waste factor for cuts and openings.

Why do drywall estimates vary so much?

Differences in scope, board types, finish level, texture and exclusions usually explain most of the gap.

Is drywall priced per sheet or per square foot?

Both methods are used. Either way, the estimate should reflect board type, finishing and texture.
