Why drywall ceilings sag in San Antonio homes, which warning signs are urgent, and how sagging ceilings are repaired or replaced.

A ceiling should be flat. When it starts to dip, bow or bulge, something is wrong. Some sagging is gradual and cosmetic; some is a safety issue. Here's how to tell the difference.
Roof leaks, AC condensation line overflows, attic water heaters and plumbing leaks can soak ceiling drywall. Wet gypsum loses strength and sags under its own weight and the weight of any water and insulation above it.
Ceilings with framing spaced 24 inches apart need board rated for that span. Standard 1/2-inch wall board can sag over time between framing members, especially with heavy insulation and texture. Sag-resistant ceiling board is made for this.
Heavy blown-in insulation, particularly if it gets damp, adds load to the ceiling.
Too few screws or nails, or fasteners that missed the framing, let the board pull away over time.
Attic heat and humidity in a South Texas summer can weaken already marginal ceilings.
If a ceiling is bulging with water, keep people and pets out of the room, turn off power to fixtures in the area, and stop the water source. A water-filled ceiling can come down.
If the board is dry, undamaged and only slightly sagging, it can sometimes be pushed back up and refastened with additional screws into the framing, then finished and retextured.
Some ceilings get new furring channel or added framing to support new board.
Wet, crumbling, moldy or badly sagging board should be cut out and replaced. Wet insulation above is removed. New board, often sag-resistant ceiling board, is hung, finished and textured to match. See water-damaged drywall.
